Hi! I’m Elly and welcome to my centrally located, ground floor, Richmond apartment. Soaked in natural light, rambling vines, carefully curated art, and 2 outdoor areas; the apartment is very quiet, considering the proximity to Swan Street. 

It’s a simple 9 minutes by train and 17 minutes by tram to the City’s, Flinders Street Station. This is the perfect base for exploring Melbourne.

Tram number 70 will collect you along Swan Street and take you straight to the city via Rod Laver Arena and the Southern side of the MCG.
Tram number 78 will collect you along Bridge Road and take you to the city via the Northern side of the MCG

Check-in and Check-out Times

  • Check-in: The property will be ready for your arrival after 4:00 PM. We appreciate your understanding as this allows our cleaning team ample time to prepare the home perfectly for your stay.
  • Check-out: We kindly request that you depart by 11:00 AM. A prompt check-out ensures we can efficiently prepare for our next guests. Late check-out may be subject to an additional fee unless pre-arranged.

Security and Key/Fob Return

  • Key Return: Please ensure the key is returned to the lockbox upon check-out, using the same code provided to you for check-in.
  • Lost Keys or Fobs: Any lost keys or access fobs will incur a replacement fee of $50 each. Additionally, if a call-out is required due to lost keys or being locked out, a $50 call-out fee will apply.

Respecting the Space and Neighbors

  • No Parties: We encourage you to relax and have fun, but please note that parties are strictly prohibited.
  • Quiet Hours: This property is located in a residential area. We cherish our relationship with our neighbors, and we ask that you be mindful of noise levels, especially after 10:00 PM. Please treat the house like your personal sanctuary, maintaining respect and quiet enjoyment.
  • Illegal Activities: The premises must not be used for any illegal activities whatsoever. Any breach of this rule will result in immediate termination of the reservation and reporting to the authorities and Airbnb.
  • Commercial Use: No Commercial photography or filming is allowed on the property without prior written consent. This is a private residence, not a commercial venue.

Guest and Occupancy Limits

  • Registered Guests Only: For insurance and safety purposes, only guests registered on the reservation are allowed to stay overnight.
  • Maximum Occupancy: The absolute maximum number of overnight guests is 2 (two). Please ensure that this limit is respected at all times.

Smoking Policy

  • Non-Smoking Property: This is a strictly non-smoking property. Smoking is not allowed inside the house or out the back. We kindly ask smokers to move a reasonable distance from the property entrance and windows to prevent smoke from drifting inside. A breach of this rule will result in a significant additional cleaning and deodorizing fee.

Cleaning and Waste Management

  • Dishes: Please wash all dishes before checking out.
  • Dishwasher Use: If you use the dishwasher, please ensure you turn it on before your final departure. This allows us to have the kitchen ready for the next incoming guests without delay.
  • Rubbish Disposal: Please gather all excess rubbish and place it in the designated bin room in the garage. This helps keep the property neat and tidy.

Energy Efficiency

  • Heating and Cooling: To conserve energy and for environmental responsibility, please turn off the heating or cooling units (Air Conditioning/Heat Pump) every time you leave the house.

Reporting Damages

  • Damages Policy: Any damages to the property or its contents, accidental or otherwise, will be reported through the Airbnb Resolution Centre. This includes, but is not limited to, damage to furniture, fixtures, or appliances.
  • Stain Policy: Please be particularly mindful of staining. Staining towels or linen is considered damage and will be reported.

Extra Cleaning Fee: Should the property require cleaning significantly beyond the standard scope (e.g., resulting from misuse, excessive mess, or breaches of the non-smoking rule), a minimum Extra Cleaning Fee of $25 will be applied.

House Guide

There is no designated parking space for the property. 2 hour street parking is available on Newry Street. Limited, free, all day parking is available on Burnley Street.

Dishwasher

Open the door
Press down ON/OFF button
Place cleaning pod (from under the sink) in the cutlery basket
Close door to start. You’ll hear a beep

Rinse then fill the water tank with potable water
Press the Espresso or Lungo button to activate the machine
Blinking Lights: heating up (25 sec.)
Lift the lever completely and insert the capsule.
Close the lever and place a cup under the coffee outlet
Press the Espresso (40 ml) or the Lungo (110 ml) button to start. Preparation will stop automatically. To stop the coffee flow or top up your coffee, press again.
Remove the cup. Lift and close the lever to eject the capsule into the used capsule container.

Television:

Streaming services – where possible, please use the “Guest” profiles
Alternatively, there’s built in Chromecast in the TV, just connect to the WIFI to cast from your device

Board Games: Find them in the drawer under the Television.

The queen size bed is made up with 100% cotton bedlinen.
Extra pillows and blankets are available in the wardrobe.
Premium quality bathroom towels are provided for each guest.
Tea towels available in the kitchen.
A washing machine and detergent are available for guests to use during their stay.

The shower takes a while to heat up. Anywhere from 60 seconds to 6 minutes. It’s annoying but once it’s hot it is HOT! The apartment building uses a bulk hot water system and it is on the roof. Unfortunately this means the lower levels take time to heat up. The wasted water is then used as grey water.

The bin room is in the garage (directly under where the bedroom is). Open the gate using the key fob and enter by walking down the driveway. The bin room contains 4 skips; 2 general garbage and 2 recycling.

Gate:
if the gate stops closing it may have become misaligned. A slight upwards push should do the trick
Clotheslines:
There are 2 extendable clotheslines in the outdoor area off the bedroom. Pull to extend the cord from the base- secure in the latch on the opposite wall- twist to tighten at the base.
